BRIEF HISTORY
Blanca Harrison and Greg Close formed PAAI in 1997. Both had worked at Seattle Pacific Realty, Inc. together for over 17 years, creating and building its Property Management Division to achieve a #10 rating in the Puget Sound Business Journal's List of Commercial Property Management Firms, distinguishing SPR as a full service retail brokerage and management company.
Each of our Asset Managers periodically "audits" another PAAI Asset Manager's Portfolio and a meeting is held to share ideas for improving excellence. All Asset Managers are fully aware of all portfolio vacancies and each Asset Manager is a licensed real estate agent or broker in the State of Washington. PAAI sponsors continuing education in related fields for all employees after one year of service. This is a stated employee benefit in our employee manual. Examples of continuing education include Microsoft Seminars, Accounting and Financial System Training, Legal updates, Continuing Legal Education, PAAI software and network services, and of course all clock hour update classes pertaining to Washington State Real Estate Licensing requirements.
PAAI provides commercial property management and leasing services to a varied client base of institutions, partnerships, corporations, family trusts and individuals that own commercial centers located in the Puget Sound Region. (See References)
Located in Bellevue, Washington, PAAI's geographical scope is from the Canadian Border to the North and the Oregon Border to the South. PAAI is a member of The Master Builders Association and The International Council of Shopping Centers (ICSC), participating in the annual conventions as well as all periodic NW Idea Exchanges.
OUR SERVICES
Property Management:
We invoice for and collect all income from each property: rents, Common Area Maintenance (CAM), percentage rents; administer lease clauses, resolve disputes cost effectively through intelligent and fair negotiations learned from a combined 50 years of retail management and leasing experience among the partners of PAAI. Our reputation for hands on, detail oriented face to face property management and our 100% accountability for our actions are distinct from our peer group competitors. We competitively bid each element of CAM annually to insure that the pricing we receive for our clients and their tenants is the best available in the marketplace. We will not sacrifice quality for pricing; we are consistently within 3% of our annual budget at reconciliation time. We visit each property regularly and inspect each with digital photo documentation for our use as well as for the ownership's information.
Leasing:
We also act as exclusive listing agents for many of our clients because we are pro-active with respect to leasing vacant space. We perform shopping center customer surveys to learn what the community desires within "their" center and propose tenant mix ideas when leasing opportunities arise. In this way we can anticipate trends and share pertinent community input with prospective lessees or their brokers in order to best represent the property. Our daily familiarity with each property's economics, its environs, tenant base, and our commitment to the subject property insures that our leasing efforts are highly effective. We will provide property management services without being involved in leasing, but most owners prefer us to being in the "hot seat" when it comes to portfolio vacancies!
COMMUNITY INVOLVEMENT
Our Principals and Asset Managers have varied experience as advisors to Economic Development Councils within our market area, regularly attend city council hearings that pertain to properties under our stewardship and we financially support the Jewish Federation of Greater Seattle, Boys & Girls Clubs of America, YMCA, Young Women in Need, Young Life, and Corporate Council for the Arts. We each give our personal time to support family and religious organizations as we prioritize them. We are a fortunate group to be in a position to give our time and energies to improve the living conditions of others.
